Concerned about Al Ghurair Properties property.

So to make the long story short, I have been living in Al Ghurair's building for almost 3 years now and last year they tried to increase my rent by 27% which I fought back down to 10% even though I didn't have to pay anything. This year they tried again by trying to increase by 20%. I put my foot down and told them straight. No. I won't accept it. I even went to RDC and filed for offer and deposit which got rejected by Al Ghurair due to non-response. Then the Alghurair kept calling and bugging me to accept 5%. I again said no. The best I'll do is agree to 1k increase and they said no. I have called RDC and they said that I have two paths. 1. Wait for my contract to end and then Al Ghurair will have to send someone to collect the checks. 2. On the day my contract is about to end, I file a suit against the Al Ghurair which will cost 3.5% (I am angry about this too but they said there is a chance I might get back that money).

My concern is this:

  1. One tenancy contract clause says that if we do not sign or renew the contract, we will be charged 100 AED a day. Will we pay this even though we have filed for offer and deposit at RDC?

  2. What would be the best option? Path 1 or path 2?

Please help us out as our contract ends on 15th of Jan so I would really appreciate any help.
